Frequently Asked Questions
Clear, transparent answers about how real estate group buying (together buying) works, builder cost-sheet discounts, independent RERA registration, and zero buyer fees.
What is GetGroupDeal and how does real estate group buying (together buying) work?
GetGroupDeal is India's dedicated real estate group-buying (together buying) platform focused on Gurugram and Delhi NCR. Instead of negotiating alone for a single apartment, we bring together 10 to 50+ serious homebuyers interested in the same project or micro-market. We take that organised bulk demand directly to top developers (such as DLF, M3M, Sobha, Godrej, Smartworld, and Signature Global) to negotiate institutional group pricing, PLC/club waivers, and better payment plans.
How much can I realistically save through group buying on a flat in Gurugram?
While discounts are never guaranteed in advance, verified group cohorts typically unlock between 5% and 12% in combined value across base-price reductions, Preferential Location Charge (PLC) waivers, complimentary club memberships, extra covered car parks, and flexible payment schedules (such as 30:40:30). On a ₹2.5 Cr to ₹5 Cr apartment in Gurugram, this often translates to ₹12 Lakh to ₹38 Lakh in total buyer benefit.
Do all members in a buying group share ownership, or does each buyer get an independent registry?
Every buyer purchases 100% independently. Group buying is NOT fractional ownership or joint ownership. You choose your own preferred tower, floor, and apartment unit, sign your own individual Builder-Buyer Agreement (BBA) directly with the developer, pay directly into the developer's RERA escrow account, and get an independent property registration in your name.
Do I need to pay any registration fee or booking deposit to GetGroupDeal?
No. Registering your interest and joining a buying group on GetGroupDeal is completely free for homebuyers. We never collect booking deposits, cash, or financial documents on our platform. Any booking payment you make is paid directly to the real estate developer only after you review and accept the final written group offer.
Does joining a buying group obligate me to buy the property?
No. Joining a group or expressing interest carries zero obligation to purchase. Once we present the negotiated developer offer and cost sheet in writing, you are free to review it, consult your family or legal/financial advisor, and decide independently whether to proceed or step away.
Why do real estate builders and developers in Gurugram offer lower prices to buying groups?
Real estate developers normally spend 6% to 10%+ of a project's value on heavy advertising, hoarding campaigns, prolonged sales cycles, and multi-tier broker distribution. When GetGroupDeal brings a verified group of 15 to 30+ ready-to-book buyers in a single window, the builder achieves high inventory velocity and lower customer acquisition cost (CAC)—passing a meaningful share of those savings directly to the buying group.
Which areas and micro-markets in Gurugram does GetGroupDeal cover?
We cover all high-growth residential corridors in Gurugram and Delhi NCR, including Dwarka Expressway (Sectors 102–113), Southern Peripheral Road / SPR (Sectors 69–77), Golf Course Road & Golf Course Extension Road (Sectors 42–67), New Gurugram (Sectors 78–95), and Sohna Road.
What if the project I want to buy in Gurugram is not listed on the Deals page?
You can still register your exact requirement on our Join page! Many of our strongest developer cohorts start when 5 to 10 buyers request the same unlisted project (new launch or under-construction). Once we see matching demand for a builder or sector, we open a dedicated buying group and approach the developer's institutional team.
What happens if a buying group does not reach its minimum target number of buyers?
Each deal states its target group size clearly (for example, 10, 15, or 20 buyers). If a cohort falls slightly short of the top tier by the closing date, we either negotiate a tiered benefit slab for the existing confirmed buyers with the developer, or you can exit the group with zero penalty.
How are HARERA registration and project documents verified?
For every featured group deal, we check the Haryana RERA (HARERA Gurugram) registration number, builder disclosures, license details, and sample cost sheets. Where applicable, we also coordinate shared legal and technical review sessions so buyers can ask informed questions before signing their individual Builder-Buyer Agreement.
